The Omani real estate sector has always
retained a competitive feature which
derives its activity from the graded and
domestic demand, the escalating regional
demand prior to the saturation state in the
GCC States, and record demand when
rates have reached unjustified levels in the
neighboring real estate markets, a matter
that indicates these real estate markets
have reached the level of the real estate
boom that could explode at any moment.
The Omani real estate market is a unique
opportunity of supply and demand, which has
not registered unreal booms, considerable
levels of risks, significant losses, and sharp
declines – as has happened in neighboring
countries and the world more widely. Thus, it
is a safe haven for financial and investment
surpluses among Gulf investors, since the
investments involve low risks, high levels of
liquidation and good returns. The Sultanate
has also developed laws and legislations
that serve the real estate sector and the
urban, commercial and industrial activity. The
economic activity is receiving government
interest and is placed at the heart of
strategic plans which the Sultanate seeks
to accomplish during the next few years.
Mazaya Monthly Real Estate Report
June 2014
Al Mazaya Holding’s weekly report
showed that the real estate sector
receives great interest from the private
and public sectors. During the current
period, efforts are exerted to determine
the means and mechanisms to develop
the Omani real estate market, and to
develop and organize the real estate
brokerage in order to gain access to high
levels of qualifying practitioners of the real
estate brokerage. The Omani real estate
market seeks to bridge the gap between
the community need for properties that fit
incomes of all segments of society, and
the promising economic opportunities
that distinguish the investment climate of
the Sultanate – particularly the real estate
sector, which sees rate rises of sales
and rents from time to time, as a result
of the high levels of demand. In spite of
the negative effects of high rates, this
involves good investment opportunities
for the real estate market, especially
with continuing high demand and low
supply. Thus there are real opportunities
for real estate investment, which will
overcome the challenges in the market,
contribute to its stability and mitigate the
social and economic consequences.
